Perched above the shimmering Ionian Sea near Gaios, Filoxenia is a spacious, light-filled villa designed to make the most of its remarkable coastal setting. From the moment you step into the open-plan living and dining area, your attention is drawn to the panoramic sea views framed by floor-to-ceiling sliding doors. These open onto an expansive terrace that becomes the natural heart of the house, where long lunches, relaxed evenings, and unhurried mornings unfold against a backdrop of blue water and the distant Greek mainland.

Inside, the villa combines generous proportions with a practical layout, making it equally suited to families and groups of friends. The main level features a well-equipped kitchen, a welcoming living space, a guest bathroom, and a double bedroom with en suite bathroom and direct access to the terrace. On the lower level, a second living and games area is joined by three further en suite bedrooms, including two twins and a double. Several bedrooms open directly onto terraces or the gardens, making it easy to drift between indoor comfort and outdoor living.

Outside, the focus is firmly on sea-view living. A large shaded dining area and comfortable seating terrace overlook the 11-metre infinity pool, which appears to merge effortlessly with the horizon beyond. Below the villa, Kloni Gouli beach is just 100 metres away, while the rocky shoreline and crystal-clear waters of the Ionian Sea can be reached within a short stroll. Gaios, with its tavernas, shops, bars, pharmacy, ATM, and harbour, lies just 3km away, placing the island's most vibrant hub within easy reach.
