Set within 8,000 square metres of landscaped gardens near Cortona, Casa Cortoreggio is an eco-conscious retreat built to integrate seamlessly into the Tuscan landscape. Designed with sustainable architecture over ten years, the villa offers a secluded setting within easy reach of local amenities, with a village bakery and café just 1.5km away.

The ground floor centers around a light-filled, open-plan living and dining area with whitewashed exposed beams and clean minimalist finishes. A sleek kitchen comes fully equipped for self-catering, complete with a built-in wine fridge and coffee machine. Glass doors extend this main living area onto a shaded wooden deck, creating an easy layout for long lunches out of the midday sun, as well as al fresco dinners nestled within the Tuscan countryside.

Outside, a generous 16m swimming pool forms the focal point of the garden, complete with a Jacuzzi and a surrounding sun deck. The villa also features a dedicated wellness areas, including a reflexology path and quiet terraces suitable for outdoor yoga. For added relaxation, the lower level houses a private spa equipped with a sauna and Turkish bath.

The layout accommodates up to six guests across three double bedrooms. On the ground floor, two double bedrooms open directly onto the pool deck and garden terraces, one benefiting from a walk-in wardrobes and one with an an additional sitting area. A third double bedroom occupies the upper floor, complete with an en suite bathroom and serene countryside views. Beyond the villa's grounds, the historic hilltop town of Cortona lies just 9km away for authentic trattorias, bustling markets, and supermarkets, while the waters of Lake Trasimeno, the fourth-largest lake in Italy, are within a short 13km drive.
