Villa Zaton Bay is a historic waterfront residence set within walled Mediterranean gardens in the heart of Zaton, just a short drive from Dubrovnik. Dating back to the 15th century, the villa was originally built as a summer retreat for Dubrovnik’s aristocracy and today remains a rare example of heritage architecture carefully adapted for modern living.

Completely enclosed, the villa offers a strong sense of privacy and is well suited to family holidays, celebratory gatherings or small events. Villa Zaton Bay is arranged over three levels and sleeps up to twelve guests in six individually designed en suite bedrooms. Each bedroom combines original stone details with clean-lined furnishings, contemporary bathrooms and curated artwork.

Living spaces are generous and welcoming, centred around an open‑plan living and dining area with a fireplace and bar, complemented by a second light‑filled sitting room upstairs. The fully equipped kitchen is ideal for group catering, whether self‑prepared or with a private chef, while the large dining area draws guests together with ease.

Outside, mature gardens frame two sea‑facing terraces overlooking Zaton Bay, its marina and the open Adriatic. A swimming pool sits among palms and greenery, alongside shaded lounges, an outdoor dining area, barbecue and herb garden. A private chapel and original architectural features add to the villa’s sense of place and history.

Restaurants are within approximately 110 metres, with a supermarket around 1.3km away. Dubrovnik Port lies 11.3km from the villa, with Dubrovnik Old Town easily reached by car.
