Set high in the hills above Kassiopi, Villa Nessya commands sweeping views across the Ionian sea towards the distant Albanian mountains. Designed to make the most of its remarkable setting, vast panes of glass and wide sliding doors draw light into every corner, while framing an ever-changing seascape.

The main living space is open-plan and elegantly understated, where a generous lounge flows seamlessly into a contemporary kitchen and dining area, complete with a breakfast bar. Large doors open onto expansive terraces, revealing a jacuzzi and a mix of sun-drenched and shaded seating areas designed for relaxed outdoor living. An outdoor cooking area is perfectly arranged for long, unhurried dinners at sunset. A reading area is tucked away in a private garden corner, offering a quieter spot for moments of calm.

Just up from the villa, the private pool sits in an elevated position overlooking the rolling hills of Kassiopi, complete with its own poolside bar and W/C.

Eight thoughtfully arranged bedrooms, sleeping up to 18 guests, offer flexibility for multi-generational families or large groups of friends. On the entrance level, five en suite rooms open directly to the garden, plus a twin room perfect for children, while on the lower ground floor, two indulgent suites feature jacuzzi baths, separate showers and seating areas. This level also hosts a cinema room, gym, massage room and an additional fully equipped kitchen, creating a self-contained space for relaxation or independent living.

Outdoor cooking comes courtesy of a gas barbecue and bar area, while entertainment ranges from Apple TV and Netflix to table tennis and a basketball net. Air conditioning runs throughout.

Despite its peaceful, private feel, the villa is well placed: Kassiopi’s restaurants and bars are just 1.3km away, Kogevina Beach 1km via a trail walk, Avlaki beach 1.6km, and Corfu town within easy reach, making this an exceptional base for exploring the north-east coast.
