Set within twenty-five hectares of private countryside, Villa San Niccolo is a beautifully restored stone property offering panoramic views across the rolling Tuscan hills. The estate provides complete privacy, surrounded by olive groves and the natural landscape, making it an ideal choice for multi-generational families or groups of friends.

The interiors are elegantly styled, combining original heritage features with contemporary comfort, fine Italian fabrics, and Carrara marble. On the ground floor, a spacious entrance hall leads into an open-concept living room, a separate library and TV room, and a fully equipped kitchen with a dining area. Bedrooms are spread across the upper floors for added privacy. The first floor includes a king-size bedroom with an en suite shower room and walk-in wardrobe, a second king-size bedroom, a separate shower room, and a bunk bed room. The top floor features an additional king-size suite with an en suite shower room and its own walk-in wardrobe. All four bedrooms are equipped with air conditioning, and board games and yoga mats are provided for guest use in the villa.

The outdoor spaces are designed for seamless entertaining and relaxation. A generous 100m² stone terrace serves as an open-air living area, complete with a dedicated lounge, an outdoor gas barbecue, and a pizza oven for long lunches and dinners in the Tuscan countryside. Built-in steps lead into the private 10x5m swimming pool, which features a pool shower and overlooks hills. While the property has the benefit of complete privacy, it is less than an hour from the airport. Local amenities in Marliana, including a supermarket, pharmacy, and pizzeria, are just a short drive away, while the broader restaurants and thermal spas of Montecatini Terme are an 11km drive.
